Building Design

Establishing harmony and cohesion between the exterior and interior is at the forefront of our Building Design projects.


Our building design team is qualified to carry out works that include the reconfiguration of floor plans and extensions as well as the design of residential dwellings to a height of 3 storeys.


The scope includes Building Approval and Development Approval plan preparation,  which is essential for new builds and exterior modifications, such as extensions.

Project Stages

The process begins with a site analysis to determine the potential of the project as well as the limitations of the project site.


In this meeting, we also establish a project brief to determine the needs and requirements of the owner. From this conversation, we formulate a project brief and a detailed Fee Proposal that breaks down the typical four key stages of the design process:

The initial stage of the concept design process begins with sourcing images to communicate the aesthetic direction.


Potential layouts are tested to establish the best use of space and achieve the most functional floor plan options, considering BCA (Building Code of Aus.) and relevant Council requirements, such as setbacks.


Spaces are modelled in 3D form to further demonstrate our design vision, and preliminary materials and finishes are collated to communicate the tactility of our design intent.


Design Development

Following client feedback, Design Development is the process in which the integration of finer details and consideration of how the build components are to be constructed.


The Building Design scope includes preparing the documentation of the Building Approval and Development Approval plan, which is essential for new builds and exterior modifications, such as extensions.


Integration with consultants such as structural and hydraulic engineers and audio-visual may be required during this stage.


A detailed construction package is drafted to communicate the design and details to the builder and on-site contractors, such as

  • the cabinetmaker,

  • electrician,

  • plumber and

  • tiler.


The Construction Documentation drawing set includes such elements as:

  • floor plans,

  • elevations,

  • sections and details

  • Fittings and Finishes Schedule to meticulously communicate the complete design.

This information ensures an accurate quoting process by builders and or/contractors, with all information required, from the materiality to fittings and hardware, clearly detailed. While variations are inevitable in construction, this package eliminates the guesswork and inaccurate allowances. This also enables accuracy when comparing multiple builders' quotes.

Construction Services

During the construction phase, we schedule routine site visits to ensure the project is being built to specifications.


This service includes:

  • Overseeing check measures with cabinet makers and stonemasons

  • Reviewing cabinetry shop-drawings

  • Feilding phone calls from builders and contractors

  • Reviewing quotes

  • Meetings with builders and trades

  • Assistance with resolving unforeseen issues that arise on-site.
